Important information about reservations, cancellations, and property rules.
Cancellation Policy
Our cancellation policy is tiered based on how far in advance you cancel:
- 60+ days before arrival — full refund of all payments made.
- 30–59 days before arrival — depends on how you paid:
- If you chose the 50% split payment: the initial 50% deposit is non-refundable, but the remaining balance will not be charged.
- If you paid in full: 50% of the total is refundable.
- Less than 30 days before arrival — the reservation is non-refundable.
We strongly recommend purchasing Trip Protection at checkout to protect your funds. Out of fairness to guests who purchase trip protection, or supplement their reservations by purchasing their own coverage, we are not able to make any exceptions to reservation cancellation policies. Airbnb reservations are the exception — because Airbnb holds the funds, their cancellation policy applies instead.
Check-In & Check-Out
Check-in is 4:00 PM for all properties. Check-out times vary by property type:
- Single-family vacation homes — 11:00 AM
- Condominiums — 10:00 AM
These times allow our housekeeping team to thoroughly clean and prepare the property for each guest. Early check-in or late check-out is available by request at least 2 business days in advance, subject to availability, for an additional fee. Specific check-in instructions, including access codes and directions, will be sent via email prior to your arrival date.
A valid government-issued photo ID is required from the primary guest before check-in information is released. Most rentals use keyless entry; for the handful of properties that use traditional keys, pickup is at our Clearwater office at 803 S Fort Harrison Avenue.
Damage & Security Deposit
A refundable security deposit is required for all reservations. The amount varies by property and is clearly stated during the booking process. The deposit will be returned within 14 days of checkout, pending a satisfactory property inspection. Guests are responsible for any damage beyond normal wear and tear.
Pet Policy
Pet policies vary by property. Some properties welcome pets with an additional pet fee, while others do not allow pets. Please check the specific property listing or contact us for details. Service animals are always permitted as required by law. Emotional support animals do not qualify under this exception.
Noise & Quiet Hours
Quiet hours are observed from 10:00 PM to 8:00 AM. Guests are expected to be respectful of neighbors at all times. Excessive noise, disruptive behavior, or unauthorized parties may result in eviction without refund.
Smoking Policy
All Sunny Orange Stays properties maintain a strict no-smoking policy indoors. This applies to cigarettes, cigars, pipes, and vaping devices. Some properties may permit smoking in designated outdoor areas only. Violations may result in additional cleaning fees of up to $500.
Parking
Most properties include complimentary parking. Specific parking instructions and any restrictions are included in your check-in details. Oversized vehicles, trailers, and boats may not be accommodated at all properties. Please contact us if you have special parking needs.
Maximum Occupancy
Each property has a designated maximum occupancy that must not be exceeded. The number of guests must match the reservation. Unauthorized additional guests may result in cancellation of the reservation without refund.
SMS Privacy Policy
When you provide your phone number during booking or while communicating with us, we may send reservation and stay related text messages. Our SMS Privacy Policy explains what information we collect, how it is used, how opt out works, and our commitment not to share mobile information with third parties for marketing.
